• Mortgage application information — if you apply or upload documents, we receive the financial and identity details in those files (income, employment, property, and credit information) so our licensed agents can assess your options.
• Usage analytics — pages you visit, the site or ad you came from, your device type, and your approximate location.
• Cookies — small files that remember your preferences and, with your consent, power Google Analytics. See "Cookies and analytics" below.

When you visit this website, our servers record your IP address and use it to estimate your approximate location — typically your city or region (for example, Scarborough or Markham), province, and the first characters of your postal code where available. We use this only to understand, in aggregate, which areas our visitors come from so we can improve our services and marketing. It is never exact to a street address and is never used to identify you personally.

Under Canadian privacy law an IP address is personal information, so we treat it carefully:

• Full IP addresses are visible only to authorized administrators.
• IP addresses are automatically and permanently erased 90 days after your visit. The approximate city and region are kept in anonymized totals.
• Visits from our own signed-in staff are excluded from visitor statistics.
• We never sell visitor information to anyone.

With your consent, we use Google Analytics to count visitors and see which pages are helpful. Google Analytics receives a truncated (anonymized) IP address. You can accept or decline analytics cookies through the cookie notice, and you can clear your choice at any time by clearing your browser's stored data for this site.

Your information is stored on encrypted, access-controlled systems. Documents you upload are visible only to you and our licensed team. Access within our office is limited to people who need it to do their job, and our staff are trained on confidentiality obligations.

Website analytics IP addresses are erased after 90 days. Client files and application records are kept for the period required by Ontario mortgage brokering regulation and then securely destroyed.

You may ask to see, correct, or delete the personal information we hold about you, and you may withdraw consent to our use of it at any time (subject to legal or contractual limits). To make a request, contact our Privacy Officer using the details below. If you're not satisfied with our response, you may complain to the Office of the Privacy Commissioner of Canada.
