Licensing path

How to become a mortgage agent in Ontario

Five steps, roughly four to eight weeks, and one decision that matters more than the rest — which brokerage sponsors you.

1. Take the Mortgage Agent Level 1 course

An FSRA-approved provider such as REMIC delivers the course. Online from $358, live webcast from $365. Many people finish in as little as a week.

2. Pass the course exam

The exam is written at the end of the course. Study time is the main variable — most people budget 20 to 40 hours.

3. Get sponsored by a brokerage

You cannot hold an Ontario mortgage agent licence on your own. A licensed brokerage must sponsor you. This is the decision that shapes your first year, so compare carefully.

4. Apply to FSRA for your licence

Your brokerage confirms sponsorship, you complete the FSRA application and pay the licensing fee. Errors and omissions coverage is arranged through the brokerage.

5. Start writing deals

At NP Mortgages you begin training before the licence lands, so week one is live files, not orientation slides.

Step 3 is the one to slow down on. Compare Ontario brokerages side by side before you pick a sponsor.
